Background
Reckson Executive Park is a complex of six buildings in Rye Brook, NY. Building-4 is the first benefits from the energy savings that Hydromx offers. SL Green is a Real Estate Investment Trust (REIT) and is the largest office landlord in New York. SL Green has been active for 34 years and has interests in 118 buildings with a total surface area of 49.9 million square meter. Like most REITs, they focus on maximizing the value of their assets properties in Manhattan and the surrounding area. Their primary
goal is to keep their tenants buildings tall to offer quality. The Reckson Executive Park is a complex of
six buildings on a site of 40.5 acres in the village of Rye Brook, NY. Building-4 of SL Green was built
in 1982. This building covers 91,000 square feet and had an Energy Star rating of 76 before
the installation of Hydromx®.

Challenge
SL Green, like most building owners, faces high energy costs for operating their HVAC equipment. In 2016, Building 4 was selected as the initial location in SL Green's real estate portfolio for the installation of the Hydromx. A detailed energy consumption baseline was recorded prior to installation: Building 4 used 1,757,782 kWh of electricity, costing over $335,000 (or $3.68 per square foot).
Solution
In January 2017, Hydromx-PG (propylene glycol) was installed in Building 4's 3,500 gallon water heat pump loop at a concentration of 40% Hydromx-PG to 60% water. The installation aimed to reduce energy consumption, energy costs and equipment wear and tear, and provide a more energy efficient building for tenants. Results According to Brian Fridkin, an external energy analyst at Yardi, the 40% Hydromx-PG solution reduced Building 4's HVAC energy consumption by at least 22%. This reduction saved SL Green $28,000 in 2017 alone, resulting in a payback period of less than three years.
